Historic Carriage House
A carriage house ADU in Victorian Village, Columbus, Ohio: an apartment over a garage, shaped by Victorian Village Commission review and hearings.

The project
The Historic Carriage House adds a garage with an apartment above behind a renovated home in Columbus's Victorian Village historic district. Its design was shaped through commission review, and Arcfluence carried the approvals, then coordinated the build through completion.
A carriage house ADU in Victorian Village
Victorian Village is one of Columbus's historic districts, and new work there answers to the Victorian Village Commission. Adding a dwelling behind an existing house meant designing for two sets of requirements at once: a new residential program, and a commission charged with protecting the district's character.
The carriage house form answers both. A garage with a residence above keeps the new dwelling at the back of the lot, facing the alley, where it adds a home without adding a second house to the street.
The carriage house keeps its alley address.
The new dwelling fits within that familiar form.
Designing through Victorian Village Commission review
Approval was part of the design work, not a step that followed it. The project went through multiple hearings, sworn testimony, and commission review, and that process shaped both the approval path and the final exterior details.
The commission looked closely at scale, massing, materials, and detailing. Each answer had to satisfy the new residential use and the district's expectations for proportion and material character. Treating the review as part of the design process, rather than a hurdle at the end, kept the approvals and the drawings moving together.
Garage below, apartment above
The program is simple. The ground floor stays a garage, and a compact residence takes the level above. The upper floor uses the available footprint efficiently, and structural and interior planning favor clarity and low visual impact.
Scale and massing stay period-sensitive, so the building sits comfortably behind the main house instead of competing with it.
Hardie board and period lighting
The commission set the material standard. Hardie board siding and era-appropriate exterior lighting were part of what it required, and they tie the carriage house to the character of the street and the renovated main house.
That same review covered the rest of the property. The renovation and rear addition to the main house were held to the Victorian Village preservation guidelines too, so the house and the carriage house read as one site.
